This Article is about common practices in the construction business in Taiwan for the past several decades.

一案建商,就是被台灣的不動產投機份子所玩爛的花招。由於開建設公司門檻極低,許多人為了賺快錢、再逃避日後可能產生的法律責任,就在找到一塊可以炒作的好地點、找出持分比例夠的地主再用盡手腕敲定合建分屋比例,在房子蓋完賣掉錢分好之後,就不敬禮解散。下次遇到另一個可以操作的地點時,再開一家新建商,房一蓋完公司就關,如法泡製。

蓋樓需要專業?其實不然。設計規劃製圖送審和監造,是建築師的事;排進度組工班指揮大型機具與材料進場直到完工,是營造廠(大型建設公司多半有能受自己控制的甲級營造廠,但這不適用於一案建商;一案建商甚至還常借營造廠的牌,進不合格的材料用低劣的工班,反正房子只要表面上能看得過去就行)的事;把房子賣出去,是代銷團隊的事。

一案建商,員工只要三五個(多半還是股東自己人來兼),純粹負責連繫代銷、建築師、營造廠、記帳、跑銀行,即已足矣。

日後發生法律責任?反正這個案場結了建設公司就關了。

而樓蓋好交屋後,理論上起碼要用個三五十年甚至還讓子孫繼承;這種幾乎是一輩子都丟不開的「道義責任」,以一個案件為生命周期的建商,似乎認為事不關己。
